Your listing description has five readers

Who really reads a real estate listing description? AI search, Google, your seller, your next client and the serious buyer. Megapixeler, North Florida.

My family and I run Megapixeler, a real estate photography company here in North Florida. We’re inside so many listings every week that one thing has become hard to ignore, and it isn’t the photos.

It’s the property description. Most listings treat it as an afterthought, and it’s easy to see why: buyers scroll the photos and rarely read the text. But here’s what changed my mind. The buyer was never the description’s main reader. They’re the last one.

The five readers of a listing description, in order

  1. AI. Listing platforms are building AI into their search, and more people now use AI to find homes. These tools rely on text.
  2. Google. It ranks pages on their written content.
  3. Your seller. They read every word, and remember the care you put in when a friend asks for an agent.
  4. Your next client. They look at your past listings before calling you.
  5. The truly interested buyer. They read every line, and may carry it straight into the negotiation.

What we are building at Megapixeler

Once we saw it that way, we started building something. Most people now use ChatGPT, which helps, but it only knows what you tell it. Our approach goes further. AI reads every photo from our shoot and inventories the home’s features, and we compare them against the more than 1,000 homes we shoot each year to pick the ones that truly stand out. We also connect the address to school boundaries, distances to main attractions, and property records.

Each description is written for AI search and SEO, with the first 250 characters doing the heavy lifting, since that’s all most people see before “read more.” It’s checked for Fair Housing compliance and comes with a PDF documenting the source behind every fact. We’ve developed and tested it, and we’re continuing to test it on upcoming bookings. Since everything starts with the photos from our shoot, it only works for homes we photograph from here on.

Even if we never work together, give your next description a second look. It’s doing more work than it gets credit for.
