5 listing mistakes to avoid in a buyer’s market
Five common listing media mistakes that cost agents attention in North Florida, and how to fix each one. From Megapixeler, St. Johns, FL.

As a local real estate photographer, I’ve watched inventory grow across the North Florida region. In a buyer’s market, standing out is essential. Here are five common listing mistakes to avoid.
1. Listing fast without professional photos
Serious buyers search every day, often filtering for properties listed in the last 24 hours. A listing that goes live without professional photos, or with none at all, risks being skipped during that window by buyers who may not come back.
2. Using a generic thumbnail
A plain front-view thumbnail blends in with every other result. A twilight photo, or a feature with vibrant, appealing color, highlights the home’s character and makes it stand out in search results.
3. Putting the photos in the wrong order
Buyers have short attention spans, so the most compelling features go first. Drone photos of lakes, pools, golf courses or other standout features pull buyers in. Starting with weaker images risks losing them before they see what makes the property special.
4. Leaving homes empty
Space sells, but empty homes look smaller than they are. Virtual staging is an affordable way to show the space with furniture that fits the layout and style, so buyers can see how the home works for them.
5. Skipping the 3D virtual tour
Zillow and Realtor.com let buyers filter out properties without 3D tours, so not having one can hide your listing from serious buyers. Tours also increase time on the listing, which helps it rank higher in search. Pair the tour with a floor plan for an even clearer picture.
The bottom line
What sells a home is location, condition, size, style and price. The right media shows all five, and shows them working together. That’s what we focus on at Megapixeler.
Questions agents ask
What is the best thumbnail for a real estate listing?
One that stands out in search results, such as a twilight photo or a feature with strong color, rather than a plain front view.
In what order should listing photos go?
Strongest selling features first, often drone photos of water, pools or golf views, then the front, the interior, bedrooms and baths, and the back.
Can buyers filter out listings without a 3D tour?
Yes. Zillow and Realtor.com both let buyers filter for listings that have a 3D tour, so listings without one can be excluded.
