Photoshoot Preparation Checklist

My goal is to ensure your home is photographed with the highest quality to truly impress buyers and generate strong interest. To help things go smoothly, please review this preparation checklist ahead of your scheduled photoshoot.

General Prep

  • Be shoot-ready: Cleaning and staging should be completed before the photographer arrives—ideally the day prior.
  • Secure or remove pets: Please have dogs secured or off the property. Hide food/water bowls. Cats should be secured too.
  • Plan not to be seen: Occupants should stay out of view or leave the property to avoid being in reflections or shadows.
  • Use the garage for storage: It's a great place to temporarily hide boxes, bins, or extra belongings.

Outside Prep

  • Clear the cars: Remove all vehicles from driveway and street in front.
  • Do NOT wet driveways: It’s better to simulate the look digitally than create puddles.
  • Hide trashcans: Move them out of sight or into the garage.
  • Hide hoses: Store them the day before to avoid puddles.
  • Mow and trim the yard: Do this at least 24 hours prior.
  • Turn off sprinklers: Prevent wet pavement on shoot day.
  • Pick up pet waste: The yard should be clean of droppings.
  • Prep pool and spa: Clean and uncover. Leave instructions if spa needs to be turned on.
  • Prep water features: Clean and provide on/off instructions if you'd like them running.
  • Remove for-sale sign: Install it after the shoot to avoid MLS violations or editing work.
  • Clean patio furniture: Wipe down dust and cobwebs. Don’t hose down same day.

Inside Prep

  • Declutter kitchen: Hide dishes, sponges, magnets. Clear countertops as much as possible.
  • Declutter bathrooms: Put away toothbrushes, razors, and toiletries. Leave only decorative items.
  • Prep bedrooms: Beds should be made, and surfaces clean.
  • Hide trashcans: Place them in closets or garage.
  • Hide portable fans: Store away to avoid a cluttered look.
  • Hide cords and remotes: Tuck them behind furniture or store out of sight.
  • Clear entryways: Remove shoes, umbrellas, or bags.
  • Open blinds with views: Let in natural light, unless the window faces an unappealing area.
  • Turn on lights: Make sure all bulbs work. Replace as needed 24 hours before.
  • Turn off ceiling fans: This helps avoid motion blur in photos.
